Construction of external infrastructure at the Holešov Strategic Industrial Zone is finished; completion ceremony to be held

26 Nov. 2009 | CzechInvest, Industry Servis ZK | Construction of the Holešov Strategic Industrial Zone, one of the biggest development projects in the Zlín region, has reached another milestone in its practical realisation.

Holešov Strategic Industrial Zone

The deadline to complete the basic external infrastructure by the end of November has been met and individual structures are in place.

“The builders of the zone managed to precisely comply with the schedule, which is remarkable for such an expansive project. It is a perfect calling card for new investors, who can depend on the fact that the zone is truly a priority of the Czech Republic,” said Jan Urban, deputy CEO of CzechInvest, during the grand opening of the zone. “Investors are interested in the Holešov zone, which was confirmed by a recent event that CzechInvest organised in cooperation with ZK Industry Service in Holešov and at which we thoroughly presented to developers the advantages of the newest strategic industrial zone in the Czech Republic.”

Construction of the basic technical and transportation infrastructure was divided into nine structures, each of which covering a particular utilities network – water, gas, communications, etc. A dry polder with inlet and drainage regulation was built for retaining rainwater in volumes of up to 60,000 cubic metres. This involves an open channel along the southern boundary of the industrial zone with discharge into the dry polder. A completely new building was also constructed for the meteorology station which has been operating uninterruptedly on the site of today’s industrial zone since 1953.

A water main from the company VaK Kroměříž serves as a source of drinking water. A reserve connection to the Hulín – Holešov water supply was also constructed. The Přílepy water-supply line is discharged into the new stabilising tank tower with volume of 300 cubic metres on the southeastern boundary of the zone. This tank tower is the dominant feature of the Holešov Strategic Industrial Zone. Its overall height is 36 meters, and the tank is 11 metres in diameter.

Wastewater drainage is handled by a sewage collector leading along the southern boundary of the zone in parallel with the rainwater channel. Discharge is into a pumping station, from which the wastewater will be pumped through a discharge pipe to the feeder system at the Holešov water-treatment plant. The gas inlet to the zone consists of two separate lines from the west and east.

From the environmental perspective, an interesting feature is the bypass channel of the Mojena River flowing through the future industrial area. Because of the airport, this river was previously partially covered in subterranean concrete forms and is now reachable by an open channel with meanders.

Two separate connections to the telecommunications network were also built in the zone. The first connection is from Palacký Street, the second from Tovární Street. Both connections contain a metallic cable and tubing for connecting optics.

The Holešov Strategic Industrial Zone’s main transportation connection is the eastern route with direct connection to the prepared R49 highway and to the II/490 highway bypass. The roundabout at the connection point, which was opened in August this year, has sufficient capacity. Traffic will be routed around Holešov via the R49 and II/490 bypass. A three-metre-wide bike trail runs parallel to the zone’s eastern road.

The western route of the transport connection is considered as only an accessory element. The site of the future industrial zone was not connected to the railway network in the past. Of course, the investor can depend on the fact that the zone lies in close proximity to the nationwide Kojetín – Valašské Meziříčí railway and has therefore acceded to the construction of a 700-metre railway spur. The turn-out track from the main track is located in the neighbouring Všetuly freight facility. The utilised solution enables servicing of the track by individual vehicles which will be loaded by way trains.

Construction of the zone’s internal infrastructure will continue in connection with the eventual occupation of the complex, when the basic utilities network will be brought as close as possible to the planned land plots of the anticipated investors. In cooperation with CzechInvest, intensive negotiations are being conducted with potential investors. Currently more than 30 indicative requests have been registered from various types of investors with the assumption that at least five of the interested parties are prepared to implement investment projects next year. The zone’s attractiveness is being improved also by the prepared Holešov Technology Park project, which is valued particularly by innovative firms specialising in research and development.

With a total area of 360 hectares, the Holešov Strategic Industrial is one of the biggest development sites in the Czech Republic. Investors can obtain land plots ranging in size from 0.5 to 100 hectares. Plots can be further divided or joined depending on the specific needs of investors. The Faculty of Architecture at the Czech Technical University in Prague prepared the urban development study for the Zlín region. Application of the standards set forth in the study will consist in finding a suitable land plot for each investor and the assurance that investors’ activities do not restrict the usage of plots in the surrounding area.
The Zlín region has been preparing the Holešov Strategic Industrial Zone for approximately three years. Thanks to the project, unemployment will decline in the region, the average wage gap will narrow in the region and throughout the Czech Republic, the rate of GDP growth will increase and the business environment will be revitalised. The Holešov zone, like those in Kolín, Nošovice and Mošnov, is among the strategic projects supported from the state budget. The zone is expected to be in full operation in 2012.
